Why this works

So basically, this build works because of a bug. Yay! Terra's passive states that it does not proc item effects. That's a lie, because it procs 1 item passive. Animosity. And I don't mean that it makes it work on your basic attacks, because it already does. I mean that it procs a second time on your basic attacks. You can build almost full support and still deal over 250 damage per basic attack. Why? Because smite is an awesome game and this will probably get patched soon.

What gameplay looks like

So, your basically going to play like a regular support until level 17. Peel, stun, protect your teammates, rotate to whoever needs help, etc. This build is still a support build, you're still getting thebes and protection items. When you hit 17, you're gonna want to move up to a frontline position in teamfights. Focus on keeping your passive up as much as possible. Your 3 can keep it up for 10 seconds, unless it's destroyed. Most enemy teams probably won't bother, unless they know what they're doing, or know what YOU'RE doing. If they do, you can either put it in your backline to protect it, or charge through it to get 3s of the buff without having the stone up at all. If you catch someone alone, good luck to them. Throw up your 3 and charge through it to root them, land as many punches as you can during that time. If they try to run, use your 2 to get a stun and close that gap back up. You can pretty easily lock down a mage doing this, and maybe their solo laner, depending on how tanky they are. Because it's current meta, by the time you're getting your 250 damage punches, the enemy hunter is getting their 700 damage crits. They will ruin your day, even if you get spectral armor. Chances are you can take their guardian in a 1v1, but that's not really your job. Their jungler shouldn't be too much of a problem either, most junglers fall off in the lategame, and the ones that don't will still be vulnerable to your shockingly high damage.

I'd swap out Chalice of Healing with a couple of Healing Potions and a Hand of the Gods to help clear the void camp. I'm also with Myst in that I don't see any reason to be using animosity even with Terra's passive active.

I'd go Compassion instead animosity, and of course no Toxic Blade but Relic Dagger. is not a support item, so I'd go Pridwen 'cause Terra abilities can hit hard and are annoying to deal with if she spams them.

His description says that you deal double Animosity procs with Terra's passive somehow and this is just the build for doing that in support. I do agree with your points but I have a feeling this guy might know that your suggestions are good :P
