Anubis' capacity for life-steal is huge due to his multiple AoE abilities and high damage output and his passive. Bancroft's is the opening selection to give Anubis some sustainability. Beyond that, the build is purely power/penetration with the added CDR from Chronos'.
I personally prefer to SotM over SoD, for the reduced protections passive; however, the SoD adds CDR which is a huge perk.
Chronos' CDR is incredibly helpful since Anubis' basic attack is pretty worthless and his only form of escape is to slow using Grasping Hands and casually saunter away.
Go with RoT for raw power or the Doom Orb to get a boost to movement speed since Anubis has no escape. The GoI can add another stack of slow onto your abilities.
Pythagorem's will offer some additional CDR, but Typhon's Fang is a perfect complement to Anubis' passive.

These items are pretty standard. In the early-game you'll need to supplement your mana regen. The Potion of Magical Might is a cost effect boost for mid-game damage. Wards are critical to ensure you don't get ambushed since Anubis has no escape abilities.
Shoes of Focus, Pythagorem's, and Chronos' will max CDR. Throw in the Urchin for balanced protection to boost stustainability.
To boost Anubis' sustainability, life-steal is incredibly helpful. Bancroft offers more power, but Pythagorem's provide additional CDR.
Protections will serve to keep Anubis alive so choose Magi's Cloak for a cheaper option just to get some protection or the Mantle for better protection and CDR at a higher cost.

At this point in the game, adding some movement speed to Anubis can help to keep him alive. Alternatively, the Warlock's staff will provide sustainability in the form of health. (With Anubis' area effect abilities, building stacks this late should still be reasonable.)
I would close out this build with Typhon's Fang to complement Anubis' passive.

Anubis is high-risk/high-reward type of god. His abilities allow for large burst damage on wide areas and controlling enemies movements; however, he is very fragile. He relies primarily on life-steal for sustainability, but if you can maintain awareness of your enemies and avoid getting into a close range brawl, Anubis can control any game mode.
Anubis' primary combo takes the form:
Grasping Hands -> Mummify -> Swarm of Locusts
Grasping Hands slows enemies, making it easier to land the Mummify stun and still damaging the stunned enemy. Swarm of Locusts closes out the combo with high damage, but can be swapped with Death Gaze if available to hit even harder.
SORROW
All of Anubis' abilities steal Physical and Magical Protection from the target and increase his Healing obtained from Magical Lifesteal. These effects stack on every tick of Anubis' abilities. Sorrow also grants Anubis an additional 30% reduction to all Crowd Control durations.

Duration: 5s
Max Stacks: 3
PLAGUE OF LOCUSTS
A plague of locusts bellows forth from Anubis' mouth, smothering all enemies in the area and doing damage every .5s for 3s. Anubis is immune to Knockback while channeling.
Damage per Tick: 35/50/65/80/95 +40% of magical power
Cooldown: 15/14/13/12/11 seconds
Mana Cost: 60/70/80/90/100
MUMMIFY
Anubis fires a bandage projectile, mummifying and Stunning his target.
Stun Duration: 1.2/1.4/1.6/1.8/2.0 seconds
Cooldown: 16/15/14/13/12 seconds

GRASPING HANDS
Anubis calls for help from the underworld as hands penetrate the ground and claw at his enemies, doing damage and Slowing every .5s for 2s.
Damage per Tick: 25/40/55/70/85 +35% of magical power

Cooldown: 15/14/13/12/11 seconds
Mana Cost: 70/80/90/100/110
DEATH GAZE
Anubis focuses all of his energy into a piercing gaze, doing damage to all enemies in the path, every 0.1 seconds for 3 seconds.
Damage per Tick: 23/28/33/38/43 +15% of magical power
Cooldown: 90/85/80/75/70 seconds
Mana Cost: 90
Pros:
-High Area Damage
-High Burst Damage
-Great crowd control
-Bonus penetration/life-steal
Cons:
-Low movement speed
-No escape
-Stun is most difficult ability to land
These two builds focus on making Anubis a dangerous offensive weapon. Landing his abilities and utilizing his penetration/life-steal boost means high burst damage and sudden health regen, but if you can't land his abilities, you'll be stuck relying on his weak basic attack and limited movement speed. Your style of play should build around ambushing unaware enemies or initiating the attack with your crowd control abilities.

Also Obsidian Shard is not core on Anubis, Spear of the Magus is. If you need extra pen then you can get both, otherwise avoid Obsidian Shard as an option. Typhon's Fang is also good on Anubis paired with Bancroft's Talon.
Also in your second build I don't think Hide of the Urchin is the way to go on Anubis.
What would you recommend instead of the Hide of the Urchin?
Overall, I'd almost never get Obsidian Shard on Anubis in combination with Magus, especially now that Shard just got nerfed. Not sure if you're familiar with the penetration hierarchy, but the stacks of Protection Reduction you get from Magus are calculated before other things, and it'll reduce the effectiveness of the penetration value you'd get from Shard. I'll point you to this chapter of my items guide. Not the easiest reading, but if you're not that familiar, it can help with understanding.
In your 2nd build, where you use Hide of the Urchin...well, it's got potential as an item, but is honestly a weird one for Anubis. I can see how you might want to choose that due to maxing CDR on your other 3 item choices, but the common protection item you'd likely get would typically be either Magi's Cloak or Mantle of Discord (or as a 3rd option, Spirit Robe).
In order to get Mantle or Spirit, though, you'd want to change out one of your other CDR items. To me, Pythagorem's Piece is the first one to go. If you aren't dealing with Conquest early game, Shoes of Focus are fine for teamfight modes, and you'll get plenty of pen via Spear of the Magus, so the 10 from Shoes of the Magi aren't hugely needed. Pythag's can be effective, but Bancroft's Talon is just too perfect for him. Only time I'd get Pythag's over Bancroft would be as a starter item in Assault, which is extremely situational and not worth talking about in general.
One other option for the tankier sustain build would be to add in Warlock's Staff. You require stacking, sure, but the payoff is a really nice boost in health. Pair that with Mantle of Discord and you've got an Anubis that can take a bit of damage while he's dishing out his own and healing up from Bancroft / Typhon's.
If you don't need/want to counter healing with Divine Ruin, then you can consider it as early as 3rd item. Typhon's as early as you wrote isn't that great in my mind, and Warlock that late is too late.

If that's what you want to do (create a guide), go for it, and I'll read and comment. I personally would suggest against making a guide if you're that new, however, if you don't fully understand builds, build order, and other things. There are a good # of guides/builds that are in the similar position, where people share their builds but they end up not being good, for specific reasons.
For the time being, I'm going to offer (and do before you even approve, lol) to write up a decent amount about Neith and building, and explain why you choose things in specific orders. I'll use Kriega1's Neith build comment area to do that. Look for it shortly.
Regarding Anubis and CDR (cooldown reduction), it's not a waste. His main strength his high damage output, and with his kit he can 100-0 enemies (kill them from full health) especially with the help of his ult.
Often, though, when you go for items with CDR, you'll tend to lose out a bit on other stats. But especially in teamfight modes like Arena or Clash, being able to use your abilities and ult often are extremely helpful.
Gulfwulf linked the Anubis guide I maintain, and along with this guide where we're commenting, Chronos' Pendant the strongest item in the game for CDR purposes, is either strongly suggested or at least listed as an option. It also comes in Shoes of Focus, Mantle of Discord/ Spirit Robe, Spear of Desolation, and Pythagorem's Piece as common functional items for Anubis. It's generally not needed to get max CDR (the cap is 40%), though.
If you can manage his mana, the health is still the key item for him here, and Anubis also got a buff to his top end mana costs for Plague of Locusts and Grasping Hands to help balance that out a bit.
As such, I still feel Warlock's Staff is a good build path for him.
Rushing Bancroft's Talon is also good, but it got a price nerf, so is only 150 gold difference from Staff.
Literally, the only time I would get both is if 3+ gods on the enemy team are building 3 or more magical defense items (very unlikely).
