Guan Yu is a brawler that thrives on being in the fray. Healing your allies and hitting your dash is the most important part of playing Guan Yu. I recommend 30-40 % cool down on him. This high amount of cool down will allow you to sustain you and your team, harass your enemies and use your ult to burn actives and set up your DPS' for the kill. By using your protection shred, dashing and then ulting in conjunction with blackthorn, boots and void shield, you should do plenty of damage while still being difficult to kill.
It is important to remember that the team heal and dash will reduce your ability cool downs by 2 sec each time they are used properly. I recommend using the shred ability first then your dash and ending with your heal. By using the abilities in this order, your shred (which is your strongest ability) will be up quickly after you use your combo.
One point on your shred, this is your main damage and clear ability. Therefore, you should be careful when to use it around god that can easily interrupt it. Make sure to push the wave as much as possible with this ability so that you can catch the archers in addition to the the melee minions.
Another important point is your ult can be canceled early anytime to stun the enemy. An early cancel is often necessary because the enemy can try to juke the last hit due to your restricted movement in his ult.
Lastly, Guan Yu passive is activated upon taking and giving damage. By having your passive activated, your abilities will all have additional effects. The heal will have a higher multiplier if active. The dash will apply a slow if active. The shred will reduce enemy protections and give them to you. The Ult will increase the stun and slow enemies.
Your primary target should be bullying the immobile enemy DPS. The reason for this is you can block DPS damage from hitting your squishy allies, you are extremely safe with this build and your only strong CC is your ult so peeling is not Guan Yu's strongest role. Guan Yu is very effective against high immobile DPS gods like Au Puch and Zeus because he has great damage and chase down potential while still being very hard to kill. With these immobile but high DPS gods, either use your ult to engage between the use of thier abilities or use it as soon as your shred, dash, heal combo is completed. I recommend saving your ult when dealing with mobile DPS so that after they use thier mobility ability you can chase down and stun the enemy.
Notes:
Guan Yu is not the strongest Solo lane god right now. Try him as a support if your carry is willing to have a physical support.
Guan Yu is a very strong pick in joust. Paired well with a mage and a hunter.
Guan Yu is fun in Arena and Clash with shield of regrowth.
Blackthorn may be getting nerfed and so it may become non-core upon a change.
Quin's Sias and Soul Reaver are effective against this build since it has high health.

In Joust, I wouldn't call Void Shield core though. It might be where you have 2 magical and you being the only phys, and Void won't necessarily be the best in that case, other than for yourself, and that's really meant to be more of a team-oriented item. I know you specifically mention a preferred comp of Guan + mage + hunter, but I don't think you'll always get that comp.
But Midgard is always worth a mention. It's less situational than I think you believe. Or rather, if you feel Hide of the Nemean Lion is worth the mention, it's in a similar boat. With Guan wanting to be in the thick of a fight, and with at least 1 basic attacking enemy, he can really help control an engagement.
I do see you've added the extra items though. I think overall this is solid.
Your build example seems fine as a partially niche build. Regrowth is fun on him and I agree with high CDR. That said, like Gulf, I think you're missing quite a few situational items. Besides those Gulf mentioned, where's your other counter items like Midgardian and Witchblade? Where is Urchin? Spirit Robe? Oni? Shogun's?
As for your build, I'd probably go Warrior Tabi, Void Shield (against a physical opponent; get Genji's Guard against a magical one), Pestilence, Blackthorn Hammer, Breastplate of Valor/mid/etc., shield of regrowth. In conquest, I'd sell boots for Mantle of Discord or Spirit Robe depending upon what I needed. I'd also would only buy pestilence outside of conquest if the enemy team had strong healers like Hell or Aphrodite and nobody else on my team picked it up first.
