Boom-Chaac-a-laka!!
Chaac is still going strong (and possibly even stronger!) In this wonderful Season 5. There have been a number of changes to his build order, but his play-style stays relatively the same. And without further ado, let us delve into the pros and cons.

Level maxing should be: 1 > 3 (or 2) > 2 (or 3)> ult
Levels 1 to 5: 1 > 2 (or 3) > 3 (or 2) > 1 > 4. The level 2 and 3 level ups may be based on what start you go.
Other problems include: Titan's bane stated as a pick, shifters listed as "core", heck even breastplate isn't a core item in all situations.
Improvements: start 1: mage's blessing/warrior's blessing, tier 1 boots, health chalice.
Start 2: mage's/warrior's blessing, health chalice, 3 health pots.
start 3: round shield, health chalice, 3 health pots.
start 4: tier 2 soul eater, health chalice.
Relics: teleport, thorns, horrific, sprint, phantom, shell, blink, (rarely) cursed ankh.
Build Example 1: warrior tabi, breastplate of valor, glad shield, urchin, Oni hunters, spirit robe. Lategame sell glad shield for Void Shield. (generic tank build against physical lane opponent)
Build Example 2: warrior tabi, genji's guard, glad shield, void shield, urchin, spirit robe. Lategame sell glad shield for mantle. (generic tank build against magical lane opponent)
Build Example 3: Glad Shield, Warrior tabi, breastplate, urchin, pestilence, spirit robe. lategame sell glad shield for void shield. (tank build against anti-heal)
Build Example 4: Glad Shield, Warrior Tabi, Blackthorn Hammer, midgardian mail, spirit robe, mantle of discord. Lategame sell glad shield for Void shield. (tanky hybrid build against some AA)
Build Example 5: Warrior Tabi, breastplate of valor, midgardian mail, genji's guard, shield of regrowth, spirit robe. lategame sell breastplate for mantle. (tank build against physical AA lane opponent + some movement)
Build Example 6: warrior Tabi, breastplate, midgardian, oni hunters, witchblade, spirit robe. (complete AA-shutdown build)
Build example 7: Soul Eater, Warrior Tabi, Void Shield, oni hunters, urchin, jotunns. (Heal Sustain damage hybrid build, but has low mana sustain)
Build example 8: Warrior, genji's, urchin, nemian lion, spirit robe, oni hunter's garb. (build against magical opponent and crit, get thorns with this build)
Build example 9: warrior, blackthorn, void shield, genji's/oni hunter's, spirit robe, jotunns. (hybrid build)
unmentioned situational items: bulwark, beat stick, masamune, stone cutting sword, frostbound, stone of gaia, emperor's armour, gauntlet of thebes, sovereignty, heartward, shogun's kusari, spectral armour, runic shield, winged blade, shifters, talaria/reinforced boots.
Build example 10: Warrior, Ancile, genji's guard, urchin, void shield, spirit robe. (against magical lane opponent who can have important abilities interrupted, can possibly sell ancile lategame for mantle)
seasonyear so I don't see any reason to change my vote.I was initially cautious in my optimism because, for example, the "core" would only be suitable against a physical solo...but...in your writeup of items, you DO mention the item I'd personally use in place of BoV if facing a magical solo ( Genji's Guard). You also do this for other items like Titan's Bane (mentioning alt item possibilities of Brawler's or Crusher).
In your item list at the top, you might then consider reorganizing so you can better fit in optional items...e.g. "Core" can just be the first 2 items, or you might just say Item 1 (Shifter's Shield), Item 2 (Warrior Tabi), Item 3 (Choose One of BoV / Genji), etc., etc. Number the items so people understand your listing is in order, and give choices so people can choose for their situation (rather than having to read in the body, which some people will not do unfortunately).
All in all, I like that you consider counter items, Regrowth for faster rotations, and other functional items, and I like the Mage's Blessing start for Chaac over Warrior or something.
Some simple but good tips as well.
